Pre-Purchase Home Inspection

Alto Home Inspection, LLC is your go-to for pre-purchase inspections of homes that you are buying in the Buffalo and Western NY area. A home inspection is an important step in the home buying process, and makes sense not only for single-family homes, but also multi-family, townhomes, and condos.

During the home inspection, we will inspect all of the major components of the home, usually starting with the exterior of the structure.  You are welcome to follow along during the inspection and ask any questions that you might have.

After the inspection is complete, a summary of any problem areas will be reviewed with you, along with items that are considered maintenance or upkeep items.  The final report will be delivered via email, and can be viewed online or as a PDF file that you can download and print, if desired.  Compared to most other home inspection reports, ours appear to come from the modern age, and include great photos of any problems, and explanations of how they can be corrected.  

What Does a Pre-Purchase Home Inspection Include?

Buying a home is a significant investment, and there is good reason why almost all buyers in Western New York include a pre-purchase home inspection as part of their process.  The cost of a home inspection is relatively small compared to closing costs and other expenses involved in a home purchase, and many times the cost of the inspection is offset by closing credits or price reductions as a result of problems that we identify.

The checklist (AKA “home inspection checklist”) of items below is included in our home inspection reports, as long as they can safely be accessed or viewed.  Snow, rain and other conditions may make it unsafe to fully inspect the roof, for example.

In general, it makes sense for most buyers of residential real estate to have a detailed home inspection.  Home inspections can reveal defects with the property that require very minor repairs such as cracked drywall, larger problems with a roof or foundation, or even widespread, systematic issues caused by amateur flippers.
